Location: Austin, TX – primarily office-based, with occasional visits to project sites throughout Greater Austin and the Texas Hill Country.

We are seeking a Senior Planner / Scheduler (construction scheduler, Primavera P6) to own our detailed design-phase schedules and bring consistent scheduling practices to the company. You will work across architecture, interiors, estimating, permitting, and construction to make deadlines, dependencies, and decisions visible. You will also develop the initial summary-level construction baseline, hand it off to the Construction Project Manager at the start of construction, and serve as the company's scheduling expert and trainer.

Key Responsibilities

• Create and maintain detailed design-phase schedules from project kickoff through issuance of the construction documents, including architecture, interior design and selections, consultant work, Owner decisions, estimating, permitting, and other required approvals.
• Build logical activity sequences, realistic durations, milestones, and dependencies; identify the critical path and the decisions or deliverables that could affect it.
• Collect progress from each discipline and update every active design schedule weekly. Compare current forecasts with approved baselines and identify slippage, constraints, and needed recovery actions.
• Issue a clear weekly schedule report and look-ahead showing completed work, upcoming milestones, critical activities, overdue decisions, and schedule risks. Review findings with the responsible team members and leadership.
• Develop the initial summary-level construction baseline with preconstruction and construction leadership, incorporating major phases, anticipated permitting and procurement constraints, long-lead items, and contractual milestones.
• Document baseline assumptions and hand off the construction schedule to the assigned Construction Project Manager when construction begins. The Project Manager then owns detailed construction planning and ongoing updates; remain available for coaching and schedule analysis.
• Establish and maintain companywide scheduling standards, including templates, activity structure, calendars, baseline controls, update procedures, reporting formats, and schedule quality checks.
• Lead the company's adoption of Oracle Primavera P6 and serve as its internal scheduling software expert, supporting consistent use across projects.
• Train and coach Construction Project Managers on scheduling fundamentals, critical path logic, progress updates, schedule impacts, forecasting, and the scheduling software.

Qualifications

• At least five years of hands-on project scheduling experience in residential construction, design-build, architecture, engineering, or a closely related field; experience with complex custom homes is preferred.
• Strong command of critical path scheduling, baseline management, progress measurement, and schedule reporting, with the ability to explain schedule issues clearly to people outside the scheduling discipline.
• Advanced proficiency in Oracle Primavera P6, including CPM schedule development, progress updates, baseline management, and reporting.
• Experience coordinating schedules across design, preconstruction, permitting, procurement, and construction teams.
• Ability to read drawings and specifications, understand construction sequencing, and identify schedule dependencies and long-lead risks.
• Strong organization, judgment, follow-through, and communication skills; comfortable teaching experienced project managers and working across departments.
• Four-year degree in construction management, architecture, engineering, or a related discipline preferred; equivalent scheduling experience will be considered.
• Understanding and experience with The Lean Builder approach and the Last Planner System is a strong plus.

Pay and Benefits

• Full-time, W-2 employment.
• Pay: $115,000-$150,000 annually. Placement within the range depends on relevant scheduling experience, technical expertise, and demonstrated ability to establish scheduling standards and train project teams.
